1. All lots shall be known and described as residential lots, are restricted for residential use, and shall not be used for any commercial purposes.

2. Not more than one single-family residential unit shall be erected or placed upon any lot.

3. On all lots, the floor area of a one story house shall be a minimum of 2,400 square feet. The first floor area of a two story house shall be a minimum of 1,500 square feet. The first floor area of a one and one-half story house shall be a minimum of 1,750 square feet. The area require­ments for all other types of houses and residential units are to be at the discretion of the grantors herein, or to whomever they may designate the powers as set out herein. Open porches, basements and attached garages are not to be included in computing area. The plan of each resident and/ or garage showing the plan, type, kind, size, shape, height, material, color scheme, and location shall be submitted to and approved in writing by the grantors, or to whomever their powers are delegated, prior to the beginning of construction thereon.

4. Lawngrades, fences, house elevations, and the location of the improvements are to be approved in the same manner as set forth in paragraph 3 above.

5. All residential units must be completed within six (6) months from the start of construction.

6. No trailer, mobile home, garage, barn, shell, tent or capped basement shall be moved into as a residence, either tempo- rarily or permanently. No structure shall be moved onto any lot that does not conform to the restrictions as stated in paragraph 3 above.

7. No noxious or offensive condition which may become an annoyance or a nuisance will be permitted on any lot. No outside clothes line shall be installed on any lot.

8. No livestock or other like animal or animals, except house-hold pets, shall be kept on any lots. Any lot with outside animals must install underground electronic fences.

9. All lots must be mowed semi-annually to hold growth to a maximum of ten inches. Right is reserved by the grantors to cut the grass or weeds on unimproved lots and render a bill for same to lot owner.

10. No outside toilets shall be erected upon any lot, and all plumbing shall conform to the State of Kentucky plumbing Code.

11. A perpetual 20 foot easement is reserved upon each lot on the front and rear for public utility installation, maintenance and drainage.

12. On all lots, the property owner’s electric utility service lines shall be underground at locations designated by South Kentucky Rural Electric Cooperative, (from R.E.C.C.’s pedestal at property line throughout length of service
line to customers building), and title thereto shall remain in and the cost of installation and maintenance thereof shall be borne individually by the respective lot owner upon which the said service line is located.

13. No commercial vehicles such as trucks, etc., may be housed or maintained on these lots.

14. There is retained a perpetual walking easement only upon any lot for anyone lawfully using the golf course as shown upon said plat to retrieve golf balls.

15. The grantors herein may at any time they see fit by written notice delegate to the owner or owners of a majority of lots in the Subdivision, any or all their rights reserved herein with respect to consents or approvals, and said owner or owners of a majority thereof shall appoint an agent or form an organization or committee to enforce and/or amend the rights reserved hereunto the grantors.

16. The restrictions herein apply only to Lot Numbers 1 through 3 and Lot Number 16 through 54 upon said plat and do
not extend to or apply to any other property shown upon said plat, marked as future development, nor do they extend to any other property that is owned or may be acquired by the grantors, which other property may be or remain unrest ricted.

17. Future Development. Pulaski Land Lease Co., Inc., and South Kentucky Trucks, Inc., reserve the right to adjust the lot size and amend lot sizes and numbers by amending the plat and recording amended plat.
