As a Buyer what are my responsibilities before purchase?

A.

As a Buyer, it is your responsibility to be fully aware of every aspect of the real estate you purchase from Five Star Acres, LLC. We want you to be 100% satisfied with the property you have chosen purchase. You can obtain more information about the property through the county clerk’s office of the county in which the property is located, by contacting Five Star Acres, LLC, and by visiting the property in-person.

Q.

Are mineral rights included with the property?

A.

Mineral rights are sold with the property if they were purchased with the property by Five Star Acres LLC, you will need to contact an attorney or title search company for more information on purchasing the mineral rights if they are not included with the property.

Is the property zoned?

A.

Some of our most rural properties don’t have any zoning, but most properties owned by Five Star Acres, LLC are zoned residential. To make sure of your property’s zoning, we recommend checking with the county in which your property if located for any and all restrictions.

Q.

Do I need to build within a certain time?

A.

There are no time limits in which a Buyer is required to build on any of our properties, unless a time limit specifically stated in our listing.

Q.

Is someone available to show me the property?

A.

Since we acquire properties in many states, we are unable to show the properties in-person. This also saves the Buyer money by reducing company cost. We urge you to visit the property in-person to get the best understanding of what you are purchasing. We also offer several ways to view the property digitally, including high resolution drone and photography footage, giving you detailed imagery of what we have to offer.

Is the property staked or surveyed?

A.

Five Star Acres, LLC, normally forgoes the cost of a new survey in order to pass the savings on to our Buyers. If Five Star Acres, LLC, has surveyed the property it will be noted in the listing and provided to you upon request. Most of our properties have been surveyed in the past but the corners are probably not still marked.

How do I start the process?

A.

Our process is quick and simple. We can have you set up for payments in just a couple of hours. Once you decide on a property, we will send you an agreement to look over via email. The agreement includes all relevant information for the property, including the purchase price and monthly payment. Make sure you review the agreement in its entirety before signing. You will be able to sign and date the agreement through the email. After all parties have signed the agreement, we will send out and invoice for the $299.00 processing fee. Once this has been paid monthly payments will begin. The property is now yours to enjoy!

Who qualifies for financing?

A.

Everyone that applies for a land contract with Five Star Acres, LLC, is guaranteed approval for financing. We do not conduct credit checks as part of the purchasing process. You must be 18 years of age or older to qualify.

What forms of payment do you accept?

A.

We accept Bank Deposits, Bank Wires, Cashier’s Checks, Credit Cards, and Debit Cards. Automatic monthly payments can also be setup on our payment page, for which we will offer a small discount on your monthly payments. Click here to visit our Payments page.
